All of these types of Exchanges fall under the same Internal Revenue Code Section 1031, but employing the DST Exchange strategy allows each owner to have an undivided beneficial interest in the replacement properties held in the trust, without having any on-going landlord responsibilities.

1031 DSTs may be sold only to accredited investors. An accredited investor is anyone who has income that exceeds $200,000 singly or $300,000 with spouse in each of the last two years, with reasonable expectations the same with the current year or has a net worth of over $1,000,000 alone or with spouse excluding the equity of that person’s primary residence.
